Chattanooga Covenants & Restrictions

Covenants, Conditions, and Restrictions (CC&R or CCR) are essential documents that outline the rules and regulations for homeowners in planned subdivisions with a homeowner association (HOA). The CCR is the governing document of the HOA, and it lays out the guidelines for the neighborhood. These guidelines may include rules on parking, landscaping, exterior maintenance, pets, and more.

Homebuyers purchasing a home in an HOA subdivision with a set of CCR in place will often become a member of the HOA automatically. As a member, they are obligated to follow the guidelines and restrictions set forth in the CCR. Failure to comply with the bylaws may result in penalties imposed by the HOA board members.

The HOA board members meet regularly to vote on any infractions and make changes or updates necessary to the CCR. These changes can affect the way residents live in the community, so it’s important to review any and all restrictions to ensure that they fit your family’s lifestyle.

Chattanooga has over 3,000 neighborhoods, and many of them have CCR in place. It’s essential to understand the rules and regulations of your community before purchasing a home. If you’re interested in a specific neighborhood not listed, our team can help you obtain a copy of the CCR. Please note that CC&R’s can and often do get changed or updated over time, so it’s important to have the most current version available.

At Joe Leffew Properties, we understand the importance of Covenants and Restrictions in maintaining the integrity of a neighborhood. Our team is always available to answer any questions you may have and guide you through the process of purchasing a home in an HOA subdivision.
